Woodland Park Sales Activity Climbs 21% Year-Over-Year

We were recently working in Woodland Park. Here is what the data told us.
Closed home sales in Woodland Park rose from 278 to 337 over the past year, a 21% increase, according to elevateMLS data comparing July 2024–June 2025 to July 2025–June 2026. Sales volume rose in step, from $169.3 million to $204.2 million.
Median sold price moved the other direction, down 3.7% to $540,000. On its own, that could read as softening. The underlying data tells a different story. Median above-grade square footage fell from 1,634 to 1,510 square feet as smaller homes made up a larger share of what sold — homes under 1,200 square feet grew from 21% to 28% of closings. Measured on a price-per-square-foot basis, values didn't decline at all: median price per GLA rose from $346.83 to $366.01, up 5.5%. Days on market held steady, moving from a median of 39.5 to 42 days.
For anyone tracking Woodland Park values for a sale, purchase, estate settlement, or refinance, the takeaway is that this is a market with meaningfully more transaction activity and stable-to-improving per-square-foot value, not one where prices are giving ground.
