What the Median Price Isn’t Telling You About 80919

We were recently working in the 80919 zip code. Here is what the data told us.
The median sale price for single-family dwellings in 80919 declined by $27,000 between the two twelve-month periods ending May 2025 and May 2026 — from $612,000 to $585,000. That number is accurate. It is also incomplete.
When sale prices are measured against total finished area, the picture changes. The median price per finished square foot was $226.95 in the first period across 405 closed sales, and $228.93 in the second period across 402 closed sales — a difference of less than two dollars. On a per-foot basis, value in 80919 did not decline. What changed was the composition of what sold. The volume of 1970s-built homes sold increased by 44 percent in the second period. Those homes carry a lower median price than the broader market, and their increased share of total transactions pulled the aggregate median down without reflecting a market-wide loss in value.
The median price and the median price per finished square foot are both correct. They are answering different questions. For anyone making a decision that depends on what property in 80919 is actually worth — whether that is a purchase, a refinance, an estate, or a dispute — the per-foot metric is the more reliable signal.
