We were recently working in the 80829 zip code. Here is what the data told us.

Sixty-three homes are currently listed for sale in Manitou Springs' 80829 zip code. Measured against the pace of closed sales over the past twelve months (83 closings between August 1, 2025 and July 31, 2026, or roughly one sale every 4.4 days), that inventory level works out to approximately 9.1 months of supply. For comparison, a balanced market between buyers and sellers is generally considered to fall in the 4-to-6-month range, so current inventory in this zip code is running well above that.

That number is worth watching, but it isn't telling the whole story on its own. Median days on market for closed sales did rise, from 15.5 days in the twelve months ending July 2025 to 30 days in the twelve months ending July 2026. That is a meaningful shift in pace, but 30 days remains a relatively brief marketing period in absolute terms. Homes that are priced appropriately for the area are still finding buyers within a month, even as the pool of available listings has grown.

The median list price among current listings ($560,000) sits below the median closed sale price over the past year ($600,000), and the mix of floor plans among active listings closely mirrors what has been selling. The elevated supply looks broad-based rather than concentrated in overpriced or slow-moving segments.

For anyone buying, selling, or working through a valuation involving a Manitou Springs property, whether for a purchase decision, an estate, or a refinance, this shift in available inventory is a relevant factor. More supply relative to the pace of sales generally means more selection and negotiating room for buyers, even in a market where individual homes are still moving at a reasonably steady clip.
