Lorson Ranch New Construction: Prices Held While Concessions Rose

Market Monday | Heatherstone Appraisal Group

We were recently working in Lorson Ranch in Colorado Springs (80925). Here is what the data told us.

New-construction, two-story homes without basements in Lorson Ranch sold for a median of $439,000 from October 2025 through September 2026. That compares with $440,629 over the prior twelve months, a difference of less than half a percent across 37 recent sales and 47 the year before.

The sale price is only part of the picture. Seller-paid concessions on these homes increased over the same period, with the median rising from $13,471 to $18,764, or from about 3.1% to 4.5% of the sale price. Net of those concessions, the median moved from $419,991 to $416,817, a decline of under 1%.

Marketing time also lengthened, with median days on market rising from 33 to 46.

For buyers comparing new construction in this part of the city, the concession package belongs in the same conversation as the price, while owners refinancing or settling an estate on a recently built home here can look to two years of recorded sale prices that have held steady.
