We were recently working in Cripple Creek Mountain Estates. Here is what the data told us.

Over the past year, the median sold price in Cripple Creek Mountain Estates came in at $472,500, up from $445,000 the year before. That works out to an increase of about 6.2%, comparing sales from October 2025 through September 2026 with the same twelve months a year earlier.

Cripple Creek Mountain Estates is a property owners’ association community in the Cripple Creek area of Teller County. It has a community lodge with an indoor pool, sauna, and gym, along with a walking trail, disc golf, and courts for tennis, pickleball, and basketball. It is also a small market. Twenty homes sold in the earlier period and 18 in the most recent one, so the median can shift depending on which homes happen to sell in a given year. That is why it helps to look at a couple of other measures alongside it.

Homes are selling a bit faster. The typical home spent 33 days on the market this past year, down from 48. The average runs longer, at 70 days compared with 81 the year before, because six homes in each period took more than three months to sell.

Buyers have also been paying a little less relative to the asking price. The median sale-to-list ratio slipped from 99.7% to 97.7%. In the earlier period, half of all sales closed at or above list price. Over the past year, that was true for 4 of 18.

If you own in Cripple Creek Mountain Estates and are thinking about selling, settling an estate, or refinancing, recent sales suggest final prices have typically landed slightly below asking. That is worth factoring into your expectations.
