We were recently working in the 80924 zip code. Here is what the data told us.
Not every floor plan is moving the same direction. When you split new construction sales in 80924 by floor plan, ranch and two-story tell two different stories over the past two years.
Ranch-Style New Construction
Ranch-style new construction in 80924 has barely budged. Fifty-eight homes closed between August 2024 and July 2025 at a median price of $763,011 and an average of $767,883. A year later, 65 homes closed at a median of $759,888 and an average of $741,477, a change of less than one percent on the median. Size held just as steady, with median above-grade square footage moving from 1,874 to 1,877 square feet across the two periods. Marketing time was in a comparable range as well: a median of 90 days in the first period and 95 days in the second, with the average time on market actually shortening, from 131 days to 107 days.
Two-Story New Construction
Two-story new construction tells a different story. Sixty-two homes closed in the first period at a median price of $669,768 and an average of $674,222, with a median above-grade size of 2,312 square feet. A year later, 55 homes closed at a median of $555,970 and an average of $618,230, and the median size had dropped to 2,055 square feet, a decline of roughly 260 square feet. Marketing time also picked up pace: median days on market fell from 108 to 83, and the average fell from 109 to 91.
What the Comparison Shows
Both floor plans are more stable than the median price alone suggests. Ranch pricing and square footage barely changed between the two periods. Two-story pricing declined, but so did two-story square footage, and by a proportional amount. On a price-per-square-foot basis, two-story pricing was largely consistent between the two periods, which points to smaller homes selling rather than a broader change in value.
Marketing time reinforces the same pattern. Two-story homes are selling faster alongside their smaller footprint, while ranch-style marketing time has stayed in a comparable range throughout. For buyers, sellers, and others tracking new construction in 80924, the takeaway is that both floor plans are holding steady on a per-square-foot basis. The lower two-story median price is best explained by smaller floor plans coming to market, not a change in underlying value. Floor plan matters as much as zip code, and a single, blended figure for the area would obscure that distinction.
