80903 Market Update: Pricing Right Cuts Time on Market Nearly 8x

We were recently working in Colorado Springs' 80903 zip code. Here is what the data told us.
Over the past 12 months, single-family homes that sold without a price reduction closed in a median of 7 days. Homes that needed a price adjustment first took a median of 54 days to close — nearly eight times longer.
That gap has held steady for two years running. The share of sales needing a reduction did tick up slightly year over year, from about 39% to 42%, but the underlying pattern hasn't changed: homes priced accurately from the start move quickly, and homes that don't need substantially more time to find a buyer.
For sellers, that puts the emphasis less on broader market conditions and more on where the initial number is set.
